Using your senses to your advantage when buying a new home:

1. Hearing

In the excitement of buying a new home, it can be easy to misjudge the surrounding area. The house itself could seem like the best option you’ve seen but don’t forget to

check out the neighbourhood too.

Spend a couple of hours investigating what’s available in the surrounding area. Everyone has different ideas on what matters most, so look out for what you would appreciate; cafes, bars, local shops or schools. Most importantly make sure the noise isn’t too loud, think about whether it's a priority for you to avoid those busy nearby roads.

2. Seeing

A top tip is to make sure that you don’t just have one house viewing and settle for it. You should go and see as many different properties as possible so that you can get the best value for your money.

Buying or renting a house is a huge decision so don’t throw the opportunity away and find the best possible place for you. It may seem time consuming but when you’ve found the right place you will appreciate the time you spent looking!

3. Feeling

When you think of a new home, the first thing that comes to mind is getting cosy in the living room! I think you would agree that one of the worst things that could happen is to move in and realise your heating system has gone bust!

Unfortunately, this nightmare can happen quite often, so before purchasing a home you should ensure the heating system is checked thoroughly and that the necessary repairs and renewals are made to avoid an icy welcome!

Many people opt for a fixer upper to maximise on their profit margins. This is a great idea but keep in mind things such as dated electrical wiring and old heating systems.

People can often be put off when they see old storage heaters but these can easily be replaced with high quality smart electric radiators without the need to tackle plumbing. Instead of being daunted by the work think about haggling the purchase price in order to help you afford that all important smart enabled house you've been pining for!

4. Smelling

So you’ve been assessing your potential new home and feel assured that you are able to tackle any electrical, heating & general DIY work and you’ve done your homework scoping out the local area, but don't forget that all important sense of smell!

Sometimes issues such as damp can go unnoticed as they have a tendency not to show any physical signs until it’s too late. If you smell something that doesn’t seem quite right - don’t ignore it, your instincts are probably right! Early detection can mean you can get it checked out in the survey in order to find out what further action is required - another great way to haggle on price!

5. Tasting

Once you've found the perfect house, had your offer accepted and finally got the keys to your new pad there's only one thing left to do - taste the sweet satisfaction of getting settled in to your amazing new home! Take a moment to forget all the DIY work you have planned for the next few months, the never ending amount of boxes you have to unpack and take a little time to enjoy what you have achieved!
